Open captions are hard coded into the film/show usually by the person making the film/show. Therefore, they should not block important elements. What you are describing is closed captions, which are a separate track and can be turned on/off.
Ontario. Sale of the property is not sufficient in itself to end the lease. The new owner needs to state that they are going to use the property for "their own use". If they do intent on using it for themselves (or spouse/child/parent) They need to provide notice and compensation. It is a formal process that involved the landlord and tenant board.
In my country (at least in the province I live in) when a contract is concluded it becomes a month to month rental which cannot be terminated without reason and the renter retains legal recourse.

Sandblasting cast iron pan would be a bad idea. You would introduce lots of tiny divots that would alter the pan's non-stickiness.
There are lots of reasons steel is used over cast iron, but money and time are the biggest reasons.
It probably has to do with the age of the company. New franchises likely have a more restrictive franchise agreement on who they can use as a supplier. Franchising used to be about pooling resources for marketing and ensuring quality across locations. Now, it is all about maximizing profits for the franchiser to the determinant of the franchisee.
It is sad that Mr. Sub is just one more Canadian company that was sold to a giant American group with seemingly the sole purpose of extracting as much profit as possible. I used to love Mr. Sub, but they are so few and far between these days.
