It's very pretty, but that's an awfully long span between joists. It's gonna be real spongy to walk on and maybe a wee bit unsafe. You're probably also going to regret not putting down some sort of weed barrier.

You know, it's funny how so many people made the decks with vertical planks rather than angled like you did. It's stronger and more stable. Plus it can take heavier loads nicely done!

I know the posts are in already, but just shave them down a bit and put some down lit accent lights. Typically, the Ying to the Yang of a tiny home is a spacious outdoor area, and a full height, standard railing is going to rob you of that space. Plus, it's like a foot high, zero need for it, that's a tall step, is all.

I've been thinking about saying to hell with renting, I'm gonna build something. Bunkies seem like a cool idea, but I'm looking towards a permanent home too. A bunkie would be more comfortable than a trailer though.

Yes, once you cut the pressure treated wood you should reseal anything you've cut. A simple wood sealant from Home Depot or Lowe's will work fine. Some builders don't seal them but it provides longevity.

It will sag and bounce. It needs joists every 16". Not 24" or whatever this is.
