It’s been a rough day. Got sent to the partner warehouse and told to help pull down everything that’s going to my warehouse, a lot of people (pedestrians) with no safety in mind, just constantly going directly in my path. On top of that, my partner heard back that, due to the fact that the HOA (that the home is located in) is new and doesn’t currently have a strict set of paperwork for the VA to check and clear, the chances are minimal that we’ll be approved for it. I’m not that upset about it (I just want to get away from my insane mother), but my partner obviously is because they were very excited about it, and they’ve already put money forth (earnest, inspection, home security) that they 99% won’t get back (earnest, maybe home security, but not the inspection).

I have worked with a lot of VA buyers and checking to make sure the HOA is on the approved list is something that should be done before making an offer. I certainly hope that your agent will reimburse you out of their commission when you do buy a place.

....fail. Tell you: Obviously a rough day. Sounded like you're doing something in the 'remove toxic people' situation in your life rn, so many days will be 'rough'. But not all.
