That's all good but I mean people can't afford housing at the current price. Kinda seems like a price reversal is what's needed. People can't pay rent because it's already ridiculously high. How's keeping it at already too much going to help?

This is great new. But price controls are tricky; you have to be prepared to fund continuous research and monitoring to balance all the factors; NYC can do stuff like this in part because that system is already built.
If you want this kind of thing in your city, start with pushing for the research and data apparatus to support it.

The freeze is great but there's been freezes before. Market rate units (not effected by the freeze) will still go up and landlords will still take stabilized units out of stabilization. And they will still harass stabilized tenants out by not doing repairs. Housing court needs reform & the city needs to force landlords to actually pay housing court fines. And 'preferential rent' a loophole, also needs to go. And the rent history needs to go back more than 4 years. Lots more work to be done here.

Yes. There' s so many bad landlords though including kuschner. I'd like to see him take on kushner properties....and a big problem in nyc housing court is when judges impose fines and landlords don't pay them.

Perfect is the enemy of good - those problems didn't appear overnight and they won't be solved overnight. Only two things are important: That progress is being made and not to lose that momentum. People need to stay actively engaged to make sure this keeps up.

We’ve lived here six years and it’s gone up every year so much that we’re paying well over double what we paid when we moved in.. they can only raise it when the lease is up but the maximum lease available is one year. The other thing they do is never return a security deposit because people don’t have money for lawyers to fight these huge companies AND tack on all kinds of fees.. trash removal, extra pet fees, hell, They charge us if a maintenance worker has to come out. It’s crazy.

It used to be. Then they replaced it with "rent stabilized" which basically means "we can still jack up your rent every year, there's just a ceiling on how much per year"

the rate of inflation should be directly tied to the minimum wage, and the maximum rent should be tied to min wage as well. a 1 bed 1 bath apt (even studio) rent should not cost more than 1/3 the minimum wage earned over the same period of time.

Other way around. Inflation rate isn’t dictated, so you have to tie minimum wage to inflation (over a wide enough window to have it be somewhat stable and predictable), like Minnesota did.

Minimum wage was intended to be a living wage, but it wasn't effectively implemented that way. It should cover the cost of living + a bit for savings. Cost of living should account for food, rent, utilities, transportation, health care, and enough of all of those things to support a family.
Ultimately, I don't think these things should even be tied to employment, but assuming the goal is to flourish under capitalism, this is the bare minimum requirement.

Alberta has zero rent increase cap. I helped my friend move after a divorce into a place for $900 a month. Next year $1200. Next year $1560. Next year $1700 and they asked for $200 for parking. Fucking moved her again
