Some types of grasses have to have what is called a verticut to de-thatch the grass. Diamond Zoysia Grass is used on golf courses, and requires this extensive maintenance. Lower half of photo where the fountain is looks to be in a verticut. Generally they paint the turf green until it grows back.
The top part is obviously brown/dead due to the staging for the MMA fight night, and the construction area is where machines are driven over it wrecking the rest.

Me too. But one would hope. BTW, what I'm going on is that when the grass is short, you can see patterns that resemble foundation lines that are not in line with mower marks. This is because the roots of the grass can't go as deep thanks to the buried structure, and during summer months, this results in less green grass.
